The residence

Altadore is where Calgary goes when it wants the river, the parks and Marda Loop within a few blocks of the front door — and this street sits at the quiet, tree-lined heart of it. A fully developed two-storey home with a curved staircase, coffered ceilings, a slate-wrapped fireplace, a spa ensuite and a back yard built for summer nights: hot tub, pergola and a paved patio behind the double garage.

The Details

Set on one of Altadore's quietest tree-lined avenues, this two-storey home pairs a stone-and-stucco façade with a plan that has been finished top to bottom. A curved staircase anchors the entry; French doors open into a bright front room with plantation shutters that works as an office, playroom or formal sitting room, and a wallpapered powder room adds a note of fun on the way through.

The main floor opens up at the back — a white kitchen with a granite island, stainless appliances and a gas range, a dining area under coffered ceilings, and a living room built around a slate-wrapped gas fireplace with dark built-ins on either side. Glass doors lead straight out to the deck.

Upstairs, the primary suite runs the width of the house under a tray ceiling, with a fitted walk-in closet and a spa ensuite: dual granite vanities, a deep soaker tub and a slate steam shower with body jets. Two further bedrooms, a full bath and a proper laundry room complete the upper level.

The lower level is fully developed — a large recreation room with a wet bar and seating, a fourth bedroom, a full bathroom and a dedicated home gym. Full listing details, measurements and pricing will be published here shortly.

Outside, a raised deck with a hot tub steps down to a pergola-covered lounge and a paved patio, fully fenced and private, with a double detached garage off the lane. River Park, Sandy Beach and the Elbow River pathways are a short walk east; the shops and restaurants of Marda Loop are a few blocks north.

Worth knowing

Ten things buyers don't know about Altadore

01A post-war neighbourhood, not a pre-war one

The land was annexed in 1910 but Altadore was only established in 1945, which is why the original housing stock is mid-century bungalows rather than the 1910s character homes across the river.

02The infill capital of Calgary

Few communities have rebuilt themselves faster. Most of those bungalows have given way to semi-detached and detached infills over the past twenty years, so the streets keep getting newer while the trees stay old.

03Marda Loop is named after a movie theatre

The Marda Theatre opened on 33 Avenue in the 1950s, and the "Loop" was the streetcar turnaround at the end of the line. The district still carries the name.

04The army built the neighbourhood next door

CFB Calgary closed in 1998 and its Currie Barracks and married quarters became Garrison Woods and Currie — the reason the west side of Altadore has such a walkable, new-urbanist feel.

05River Park is Calgary's favourite off-leash park

The long escarpment park at the east edge of the community is one of the largest off-leash areas in the city, with downtown views from the top.

06There is a beach at the bottom of the hill

Sandy Beach sits on the Elbow River below River Park, with a pedestrian bridge across to Elbow Park and Britannia on the other side.

07Two elementary schools inside the community

Altadore School (K–6) sits at 16 Street and 45 Avenue, and Dr. Oakley School serves K–6 in Marda Loop, with Central Memorial High School just south.

08The Glenmore Reservoir is the back yard

Glenmore Athletic Park, the Glenmore Aquatic Centre and the reservoir pathways sit directly south, with the Weaselhead natural area and the sailing clubs beyond.

0933 Avenue has just been rebuilt

The City's Marda Loop Main Streets project reworked 33 and 34 Avenues with wider sidewalks, patios and street trees, so the high street is only now settling into its new form.

10One street festival every August

The Marda Loop Communities Association, which serves Altadore and South Calgary, runs Marda Gras each summer — 33 Avenue closes to cars and fills with music and food.

The setting

Altadore

A leafy inner-city grid between the Elbow River escarpment and the shops of Marda Loop, Altadore has quietly become one of the most sought-after family neighbourhoods on Calgary's west side — mature trees, wide avenues, and a housing stock that has been rebuilt street by street.

River Park and Sandy Beach are a short walk east, Altadore School is around the corner, the Glenmore Reservoir is directly south, and 33 Avenue — cafes, restaurants, a Safeway and the Marda Loop high street — is a few blocks north. Downtown is fifteen minutes by car or by the 14 Street bike lanes.
